Expect the hotel at True North Square to be a Sutton Place Hotel.

The luxury hotel chain operates in Vancouver, Revelstoke Mountain Resort and Edmonton. Sutton Place Hotel Vancouver is considered one of the foremost hotels in that city and is on the Conde Nast Traveler Gold List.

The Winnipeg hotel will be built opposite the Convention Centre on Carlton Street and is expected to have at least 275 rooms.

“This is a fabulous brand for the downtown,” an official close to the deal told 680 CJOB News. The source did not have permission to speak officially about the deal.

Sutton Hotel Winnipeg, Inc. was registered at the Manitoba Companies Branch earlier this month. A full announcement on the $400-million plus True North Square development is expected next week.

 

***Thats an interesting development for a few reasons.  It's basically an independent "chain".  From what I read its owned by a group Called Northland that has one in Edmonton and one in Vancouver.  But the Edmonton one isnt that great which was the one the company wanted when it bought in.  The Vancouver one is supposed to be fantastic but the company had to take it in the deal.  So they seem less of a proud luxury hotel provider than this might seem.  Its possible this is a franchise arrangement and it wont be the head office running it.

Supposedly the Convention Centre people wanted a large chain because for the regular traveller, loyalty points are a big deal.  I know from a friend who owns a hotel that they have people that stay there solely because it's part of a major points program. 

Additionally, per the NHL contract, NHL has to use a 4 Star or better Starwoods property.  Where one doesnt exist (like Winnipeg), they can stay in any 4 Star or better hotel.  Right now they use the Fairmont.  Most assumed True North's hotel would capture the NHL deals.  Under this arrangement it still can, assuming Sutton will be a luxury high end hotel.  But if someone opens a 4 Star Starwood property, Sutton would be left out of the deal...which seems weird for the owners of the NHL franchise in this market.

Thompson Dorfman Sweatman LLP plans to move from Portage and Main into True North Square, the $400-million mixed-use project planned for the south side of Graham Avenue.

The 129-year-old law firm, one of Winnipeg’s largest, is slated to become an anchor tenant in a three-building complex True North Developments plans for a pair of vacant lots on either side of Carlton Street.

Later this week, True North is expected to unveil more details of its plan, which includes the construction of a 19-storey office-and-retail tower on a former Manitoba Public Insurance-owned surface-parking lot at 225 Carlton St., a 28-storey hotel-and-residential tower on the same parcel of land and a nine-storey office building at the former Carlton Inn site to the west, at 220 Carlton St. All three structures are expected to be connected by skywalks, creating another weather-protected link between cityplace and RBC Convention Centre.

Last week, Sutton Place was identified as the hotel brand that will occupy 21 floors of the hotel-residential tower and fulfil the RBC Convention Centre’s need for more nearby rooms. True North spokesman Scott Brown said he would not comment on the Thompson Dorfman Sweatman tenancy, though for weeks, sources have identified “one of the city’s largest law firms” an an anchor tenant in True North Square’s office tower.

Liquor Mart megastore will be one of the features of the future True North Square, the Winnipeg Sun has learned.

Multiple sources told the Sun the government-run liquor sales operation will be brought into the fold as one of the feature businesses in the grandiose $400-million development under construction on Carlton Street.

True North Sports and Entertainment will hold a 10 a.m. press conference at MTS Centre on Wednesday where they will unveil "the project's partners and lead tenants."

Andrea Kowal, a spokeswoman with Manitoba Liquor and Lotteries, confirmed to the Sun there would be a Liquor Mart in True North Square, but declined to reveal any further details, including what impact it would have on existing locations in Cityplace and on Ellice Avenue.

"From what I heard, it will be the largest liquor store in town," a source said. "They're going to bring in some partners and do some different things that they haven't done in other places."

Another source said intitial plans indicate the location could be as large as 55,000 sq. ft.

True North Square is one of the most audacious developments the city has seen and has had Winnipeggers wondering about its direction since renderings and a video were released last February.

Jino Distasio, director of the University of Winnipeg's Institute of Urban Studies, told the Sun last week True North Square has a potential to wow like few other projects before it.

"I really think Winnipeggers are embracing the fact that this is a wow factor," Distasio said. "I cannot think of another $400-million project in our downtown, in our city that's been primarily led by the private sector. That's the key part to this."

Published reports indicated law firm Thomas Dorfmann Sweatman would be the anchor tenant, while multiple outlets reported Sutton Place Hotels would also have a place. Sutton Place Hotels is owned by hospitality giant Northland Properties, whose president is Tom Gaglardi, the owner of the Dallas Stars. The team was in town Tuesday night for a game against the True North-owned Jets.

Northland Properties also operates Sandman Hotel, as well as Moxies and Shark Club, both of which are located near MTS Centre.

I don't remember seeing one when we were around during GC. Either way, this is supposed to be a gigantic 55k-sq ft LC Superstore. They'll have a lotta cool stuff in there, I'm sure, like a massive growler bar. It'll be neat for sure.

yep there's a LM at City place right by the escalators on the main floor,  as well as an LM on Ellice @ Carlton i believe (as mentioned)  there's even one at portage and arlington which isn't terribly far from there either  There's also a number of vendors downtown too that gotta compete with each other guess there's enough business for everyone

Winnipeg’s True North Square site plans were revealed at an announcement on Wednesday morning.

It will have four mixed-use towers on site, including retail, office, hotel and residential spaces.

True North Sports and Entertainment CEO Mark Chipman calls True North Square "a catalyst of things to come."

The plans showed the buildings will have heated underground parking. Some buildings will have floor-to-ceiling windows.

Scotiabank will be one of three anchor tenants at True North Square. It will keep their space at Portage and Main but move its offices to the square.

Sutton Place hotel, with the spa, will move to towers three and four and Thompson Dorfman Sweatman LLP will lease the top three floors of tower one at True North Square.

Magnificent.  And actually larger in scope then their initial plans which were only three towers.  The condo tower is probably last on the list to be built but if this whole thing comes off as its supposed to, its remarkable.  And there will be plenty of incentive for it to live up to expectations.

What this should also do is push P&M to up their game, including ditching the barricades and having better street level retail & act ivies.  Because when TNS is complete, it becomes the downtown focus and P&M becomes the dated old "yesterday news".

I think the plan for the LC would be to close City Place and possible the Ellice one and drive the business here.  TN will be happy to clean up the area behind Glasshouse by getting rid of that store.

Good article here.  The Sutton Hotel/Condo project will not be owned/developed by True North.  Separate, but connected, development. 

Some major heavy hitters involved including Chipman, Thomson (bu virtue of owning True North), Richardson, Gagliardi (owns the Dallas Stars and Sutton).  Very impressive. 

The highly anticipated True North Square development in downtown Winnipeg will be even bigger and bolder than originally thought.

Revised plans revealed at a news conference this morning call for four towers, not three.

 

It was also revealed that James Richardson & Sons Ltd. will be a 50-50 equity partner in the $400-million mixed-use development along with True North Sports & Entertainment.

As well, Scotiabank will be an anchor tenant along with Thomson Dorfman Sweatman LLP in the largest of two office/ retail towers that will be built on the former MPI-owned lot on the east side of Carlton Street between Graham and St. Mary avenues.

And Manitoba Liquor & Lotteries will open a flagship liquor-mart/food mart in the podium portion of the tower.

The other two towers, which will be built on the former Carlton Inn property on the west side of Carlton Street will include a 27-storey, 275-room hotel and a 17-storey, 130-unit residential tower that will be owned, developed and managed by Vancouver-based Sutton Place Hotels.

All four towers -- the second tower on the east side of Graham will include a mix of office, retail and residential space -- will be connected by skywalks that will link Cityplace to the RBC Convention Centre.

As originally planned, there will also be a large outdoor public plaza and parkway that will include a water element, public seating and greenspace.

They hope to have the first tower completed by the summer of 2018, and everything built by the end of 2019.

The mixed-use development will include a 19-storey office/retail tower and a 27-storey hotel/condominium tower on the former Manitoba Public Insurance-owned lot and a nine-storey office building on the former Carlton Inn property on Carlton. All three structures will be connected by skywalks, creating another weather-protects link between Cityplace and RBC Convention Centre.

I understand why some dont like the idea of grants to rich people.  But its incentives to build something that is for the benefit of all.  Sure, True North get richer but we still get the development.  It spurs other development.  It creates jobs.  It creates new taxes.

True North Real Estate Development, in conjunction with Northland Properties Corporation of Vancouver, confirmed details of the second phase of the mixed-use development at True North Square today. Northland announced it will break ground on The Sutton Place Hotel and its residential tower in spring/summer 2018, around the same time as the completion and occupancy date for Tower 1 at 242 Hargrave.

With a combined suite count of 418 units, the full-service hotel and residences will be built on the site located at the northwest corner of Carlton Street and St. Mary Avenue. Once construction commences, development is intended to reach completion in 2021. The two Northland towers will complete the cutting-edge vision for True North Square that includes a full-service Sutton Place Hotel, two residential towers, flexible office space, retail shops and services, heated underground parking, direct access to public rapid transit transportation, a LEED Gold work environment, a breathtaking plaza and park, all only steps away from Winnipeg’s Bell MTS Place and the RBC Convention Centre.

The Sutton Place Hotel will bring its tradition of luxury to Winnipeg’s Sports, Hospitality, and Entertainment District (SHED) with more than 430,000 square-feet of five-star space in two towers that form part of the True North Square development. The 4-storey podium, a 288-room, 18-storey hotel tower, and a 130-suite, 13-storey residential tower will bring stately, refined, old world classic yet modern character that will define the streets’ corner profile and complement the design features of True North Square’s office and residential towers. The more than 8,000 square-feet of ground floor retail space will be anchored by the feature restaurant, Chop Steakhouse & Bar.

Construction on True North Square’s Carlton and Hargrave towers is progressing on schedule. The buildings are rising at the rate of one floor every eight to 10 days, and the concrete structure is scheduled for top out by mid-November of this year. Installation of the high performance, triple-glazed curved glass curtain wall on Tower 1 (242 Hargrave) is scheduled to begin in September and will be completed by January 2018. True North is on schedule to deliver building occupancy for Tower 1 by June 29, 2018.

The True North Square development represents, in its entirety, the result of a shared vision of the City, Province, and the private sector to achieve a major policy objective in growing the 11-block Sports, Hospitality and Entertainment District (SHED), connecting the attractions in this area and bringing vitality to Winnipeg’s downtown. Skywalk integration has been key to the SHED concept and the connection of key downtown attractions like the newly expanded RBC Convention Centre, the buildings of True North Square, and Bell MTS Place will be a catalyst for further re-urbanization of the downtown core.
